Understanding EICRs and Their Importance in Property Management

Managing property safety and compliance is crucial for letting agents, and electrical safety plays an important role. An Electrical Inspection Condition Report (EICR), often referred to as a Landlord Safety Test or Homebuyer's Test, is an in-depth inspection of a property’s electrical system. The purpose of an EICR is to confirm the safety and effectiveness of these systems and that they are compliant with current electrical safety standards.

What does an EICR include?

While carrying out an EICR, our electricians will inspect your property’s fixed electrical installations (electrical appliances are not included), such as wiring, circuits, switches, sockets and distribution boards. 

The report will include the following:

  • Verification of any faults, including damage and signs of wear and tear
  • The condition of the electrical system
  • Test results
  • Findings and recommendations

The electrical system's condition is ranked by level of severity into four classifications: C1, C2, C3, and FI, explained below. 

  • C1 (Danger present) - High risk of injury; immediate action required
  • C2 (Potential danger) - Urgent attention is required, though not immediately dangerous 
  • C3 (Improvement recommended) - Non-urgent, suggested improvements
  • FI (Further investigation) - Additional investigation required

C3 is the only satisfactory code. If you receive either C1 or C2, remedial work must be carried out; if you receive FI, an electrician must conduct further investigations.

What if further action is required?

As mentioned above, if you receive a classification other than C3, you must either undergo further investigations or have corrective work performed per our electrician’s findings. All work must be performed within 28 days. 

Once the work has been completed, it is essential to get written confirmation from your qualified professional that further investigations or work has been carried out and provide it to your tenant(s) and the local housing authority within 28 days of the additional work being carried out. 

What does your electrician look for? 

Our electricians will examine and test your property's fixed electrical systems to ensure they are safe and compliant. They specifically look for:

  • Proper function of fuses and circuit breakers
  • Correct earthing and bonding
  • General wear and tear, as well as damage or deterioration
  • The condition of wiring and cables
  • Any risk of electric shock or fire hazards
  • Effectiveness of any protective devices that work against electric shock and fire
  • Indication of any previous electrical work that may not comply with regulations

Why do properties need an EICR?

EICRs are crucial for managing the safety of your property’s electrical systems and helping eliminate the risk of electrical hazards. It is a legal requirement for landlords and letting agents to have them performed at least every five years. 

Other important factors of having an EICR include peace of mind and insurance purposes. Some insurance policies request an EICR for evidence of the property’s electrical safety. 

Having an EICR carried out regularly is key to ensuring the safety of your tenants. 

Who needs to see the report? 

As a letting agent, you must provide your tenant with a copy and keep one for your records. If a new tenant is moving into one of your properties, you must give this tenant a copy before they move in. 

As we’ve mentioned above, your insurance company may want to see a copy to prove electrical compliance and safety, and your local authority may also request a copy of your EICR. If you do receive a request from your local authority, you must provide the report within seven days.

How often should an EICR be carried out? 

EICRs should be carried out every five years for private and commercial rental properties. However, if the environment is at higher risk or the property is older, more regular inspections may be advised.
